     While developers across the nation attempt to cut costs and pair down when it comes to upgrades and extras, one new approach is changing the way distribution facilities are developed.

      Five Star Development, a leading real estate development company based in Scottsdale, Ariz., is taking Class-A design and reengineering it for a new generation of eco-friendly distribution facilities.

      The company is currently planning to debut its High-Efficiency (H.E.) Distribution Facility series next year at two high-profile locations in El Paso and Phoenix. Both developments aim to exceed Class-A standards with innovative eco-friendly building and operating practices that are both socially and environmentally responsible. Five Star is registered for LEED certification for both developments, which upon certification will be some of the first in the country.

      Under its H.E. classification, Five Star Development will incorporate many green aspects into its facilities that are uncommon in the industry and include:

      •H.E. fluorescent T-5 lighting with optional motion sensor activation system to reduce overall electrical consumption.

      •Centrally-controlled irrigation monitoring and management system that incorporates flow management software and..
